Updated Developer Interview Video and Pattern Book Slideshow
The May 2022 update of the original interview is also supported by the Ellicott Mill Schematic Pattern Book which can be viewed as a self-running PowerPoint or Keynote presentation, an online slideshow, or as a video slideshow.
Part One (May 2022 Update): Interview with The Developer
This interview was originally recorded in the Fall of 2021. The video was re-edited in May 2022 to include information slides after an updated plan was submitted to the community, state, local, and oversight agencies by the developer. Terra Nova Ventures, LLC submitted a summary of the changed elements in this redevelopment plan to community representatives on May 13, 2022. The changes discussed during the meeting (see below) were incorporated in the May 2022 Update version of the video.
Statement from Developer Regarding Changes to the Plan
Submitted by Christina Tufaro of Terra Nova Ventures, LLC:
“As a result of comments from the community and county agencies, the proposal was revised:
Square Footage and Parking Needs
- The retail square footage was reduced to 3,924 SF inside and 1,060 SF on the dining terrace, with the ability to seat 165 patrons.
- The museum will now be a historic display, making it always be accessible. The 945 square foot dedicated space will showcase historical elements and tools, etc. from the property.
- The retail use will be restricted so as not to interfere with parking needs during the restaurant’s peak hours
- In sum, the parking needs were reduced, and sufficient parking will be accommodated with the parking areas being shared amongst the uses.
Flood Emergency Egress
- At the request of the county, an elevated pedestrian bridge will be built across the parking lot to Frederick Rd as a means of emergency egress during a flood. The trestle railroad bridge will still be preserved and enhanced.
Frederick Road and Traffic
- A dedicated left turn lane for those traveling west on Frederick Road will be provided, while maintaining the existing parking on Frederick Road.
- A pedestrian crosswalk across Frederick Road from the site is being proposed.
- Additional counts were taken to validate the traffic analysis.
Community and county agencies comments were thoughtfully considered and addressed in the updated plans.”
